In the face of a declining population threatening their school district, Dieterich, Illinois, rallied its efforts to rejuvenate through housing initiatives. Led by the Dieterich Community Development Corporation (DCDC) and Illinois Institute of Rural Affairs, they launched the MAPPING program to reshape their future. Skillfully utilizing Tax Increment Financing (TIF) districts, they saved their school district and attracted residents and businesses alike. Dieterich flourished with enticing housing incentives and strategic zoning, fostering a vibrant mix of residential and commercial ventures. One of the first businesses to benefit is the EJ Water Coop. The Coop was already in the works; discussions had taken place for several years. As new residents flocked in for affordable housing, businesses thrived, spurred by the town's unwavering commitment to growth. Despite challenges like the pandemic, Dieterich persevered, launching innovative initiatives like a home raffle to sustain momentum. Today, the town thrives with expanding community facilities, epitomizing its status as a beacon of hope for small towns nationwide.
